The Hemlocks: An Update on the New WHA Rental Homes

The WHA is excited to share that our newest employee restricted rental property, The Hemlocks, is nearing completion at 1450 Mount Fee Road in Cheakamus Crossing. This modern 48-unit apartment building will provide a mix of studios, one-bedroom, and two-bedroom apartments, designed with energy efficiency and accessibility in mind. All units include a patio, storage room, access to secure underground parking and bike storage, and laundry facilities in the building.

 

Rental rates will be calculated at 30% of the tenant’s household income, subject to the following minimum and maximum rates:

The rent-geared-to-income model helps to ensure that households contribute an equitable portion of their income to their housing costs in line with Canadian housing affordability standards.

 

Current Progress

Construction is moving along smoothly with the exterior siding almost complete and driveways laid. On the interior, the units are taking shape with painting commencing on the upper levels and flooring to follow shortly thereafter - all moving towards the expected occupancy dates in October 2024.

Expressions of Interest for The Hemlocks will open to those on the WHA Rental Waitlist on May 16, 2024. To qualify you will need to make sure to complete your 2024 Annual Eligibility and Rent Review, using your 2023 tax filings, when the instructions are emailed to you. Looking Ahead

WHA has also started work on our next and largest rental project yet at 1475 Mount Fee Road, set to provide 248 beds in 104 units, with occupancy for mid 2026. Upon its completion, the WHA will have delivered six new multi unit rental projects in nine years, more than doubling the number of employee restricted rental beds available for Whistler’s workforce from 548 to 1,228 during this timeframe.
